Obtaining a Lien Letter from the Borough

To obtain a Lien Letter from the Borough for closing on a residential or commercial building, please follow the process described below:

Step 1: Download & Complete the Application for Municipal Lien Letter

If you are closing on either a residential or commercial building, please download the Application for Municipal Lien Letter and complete it. Mail the completed application, along with a check in the amount of $20 payable to Borough of Verona, to:

Lien letters will be emailed to the designated contact person specified on the Application for Municipal Lien Letter. If you would like a hard copy mailed to you, please include a self-addressed, stamped envelope with your request as described in the form. Lien Letters are processed on Fridays; please plan accordingly.

Step 2: Download & Complete the Application for Residential Inspection

Download the Application for Residential Inspection and complete it (see below for the link for the commercial form). Mail the completed application, along with a check in the amount of $75 payable to BIU, to the address listed above.

Note: If you are closing on a commercial building, please download the Application for Commercial Inspection and mail the completed application, along with a check in the amount of $125 payable to BIU, to the address listed above.

Once both the Application for Municipal Lien Letter and Application for Residential (or Commercial) Inspection are received by the Borough, the inspection can be scheduled. Note that BIU is contracted to be in the Borough only on Wednesdays and that the inspector may not have availability to perform an inspection with less than a week’s notice; please plan accordingly.

Step 3: Complete Sewer Dye Test

Schedule a sewer dye test with the licensed plumber of your choice. The Borough does not maintain a list of qualified plumbers. Download the Sewer Dye Test form and have the plumber complete it after the inspection. Return the completed form to the Borough to show that the dye test passed.

Step 4: Borough Processes Lien Letter

After all three components described above have been completed, the Borough can release the Lien Letter for closing. Note that Lien letters are processed on Fridays; please plan accordingly.
